Apartment in Marylebone, 2022-24
The flat is at the top of a substantial grade II listed Georgian terrace in Marylebone, above medical practices. An earlier conversion, dating from the 1990s, had resulted in spaces that functioned poorly, and the flat was without any outdoor space.
Our remodelling of the existing volume provides better proportioned rooms and layout, with daylight brought into the centre of the plan from a new rooflight.
An existing roof area was also modified and overlaid to create a new west-facing terrace behind an existing parapet.
Oak flooring is used throughout; parquet in the living areas, and reclaimed oak boarding the bedrooms. In the living area a consistent family of oak joinery forms the kitchen, media cupboard and bookcase. The kitchen worktops are formed in stove enamelled steel, and the study desk has a linoleum surface. Fittings are made from cast and unlacquered brass; with cast iron grating used to form a step that conceals radiators, and leads to the Yorkstone-paved terrace. Colour is used selectively to define and animate everyday activities, both painted surfaces and stained oak. More muted tones are applied to painted joinery in the bedroom and study.
Upgrades were also made to the building fabric where possible, including high-performance glazing within new painted hardwood frames. All building services were renewed; and as part of the work, the existing gas-fired boiler was replaced with an all-electric system to provide hot water, and supply a water-fed heating system.
